Rentals User Terms

Welcome and thank you for your interest in the Mirana Property Management Software Rentals Platform ("Rentals Platform"). By using features such as listings, applications, leases, or payments, or by accessing any content provided by Mirana Property Management Software ("Mirana," "we," "us," or "our"), you agree to be bound by these Rentals User Terms ("Rental Terms"), in addition to our Terms of Use, Privacy Policy, and any applicable policies. If you do not agree, please do not use the Rentals Platform.

1. The Rentals Platform

The Rentals Platform enables Property Management s and Renters to perform tasks related to residential property rentals in Ethiopia. Property Management s can publish available properties, review applications, create leases, and collect rent. Renters can search listings, submit applications, sign leases, and make payments. The Rentals Platform serves only as a facilitation service: Mirana does not act as a broker, payment processor, legal advisor, or credit agency, and does not guarantee any outcomes. Mirana does not verify Property Management s or Renters, nor conduct independent background or credit checks. By using our lease builder, you acknowledge that local Ethiopian rental laws may change; consult a licensed attorney for legal advice.

2. Accounts and Verification

You must be a registered Mirana user and at least 18 years old to use the Rentals Platform. Use the Platform only for residential rental transactions in Ethiopia. Property Management s listing properties must verify identity via SMS or phone. For features like background checks or credit reports, you must verify your identity through our partnering vendors.

3. Account Portal License (Property Management s)

Property Management s receive a limited, nonexclusive, nontransferable, royalty-free, revocable license to access and use the Mirana Property Management Software Account Portal ("Account Portal") and associated materials provided by Mirana ("MiranaPM Materials") solely for managing properties advertised on the Rentals Platform (the "Permitted Purpose"). Property Management s may authorize employees or contractors ("Authorized Users") under their account. Property Management s are responsible for all actions by Authorized Users and must not sublicense, redistribute, or use MiranaPM Materials beyond the Permitted Purpose. Mirana retains all rights to the Account Portal and MiranaPM Materials, including intellectual property rights. This license terminates upon termination of these Rental Terms.

6.1 Generally

Certain Platform features require fees. All fees are in ETB and non‑refundable. Mirana or our authorized payment processors will charge your selected payment method. Fee changes require advance notice; if you disagree, we may suspend service.

6.2 Listing Fees

Listing properties is free. Premium listings incur a Listing Fee ("Listing Fee"). Once you upgrade, you agree to pay the Listing Fee immediately, regardless of errors or lack of inquiries. Unpaid Listing Fees accrue interest at 1% per week or legal maximum. Fees exclude taxes. You can cancel a listing anytime via your dashboard, but Listing Fees are non‑refundable. By publishing a listing, you grant Mirana a worldwide, perpetual, royalty-free license to host, display, modify, and distribute listing content in any media.

6.3 Applications Feature

Application feature is free for Property Management s.

6.4 Payments Feature

You will not use the payments feature for non-rental payments or commercial properties. Any chargebacks or disputes are the Renter’s responsibility. Refer to our Payment FAQs for details.

6.5 Third-Party Payment Facilitators

You authorize Mirana and our processors (e.g., Chapa, SantimPay) to charge fees. Payments for Listing Fees or App Fees require card pre-authorization. By using payments, you grant Mirana and processors the right to access and process your financial information.

6.6 Chargebacks

Mirana does not hold your rent payments. If a Renter’s bank or card issuer initiates a reversal, you authorize Mirana to reverse associated fees. Mirana may impose a reversal fee for unsuccessful payments.

6.7 No Refunds / No Guarantees

All fees (Listing, Application, or processing fees) are non‑refundable. Mirana does not guarantee any listing inquiries, application acceptance, or rental payments outcomes.

6.8 Additional Fees

All charges must comply with Ethiopian rental law (Proclamation No. 818/2014, and other relevant regulations).

7. Third-Party Authorizations

By using credit or background checks, you authorize local partners (e.g., EthioInfo, NAC, or similar providers) to obtain consumer reports. You will receive a copy first and authorize Mirana to share only after you confirm accuracy. To dispute any findings, contact the provider directly.

8. Third-Party Terms

8.1 Identity Verification (EthioInfo)

Renters and Property Management s may verify identity through EthioInfo. Use is governed by EthioInfo’s Terms: EthioInfo Terms of Use and Privacy Policy: EthioInfo Privacy Policy. For assistance, contact support@ethioinfo.et.

8.2 Credit & Background Checks (NAC)

Renters may authorize National Authentication Center (NAC) checks; Property Management s may view encrypted reports. Use is governed by NAC’s Terms: NAC Terms of Service and Privacy Policy: NAC Privacy Policy. Disputes or inaccuracies: contact info@nac.gov.et.

8.3 Payment Processors (Chapa, telebirr)

Property Management s receive payments via Chapa or telebirr. Use is governed by Chapa’s Terms: Chapa Terms and Privacy Policy: Chapa Privacy Policy; and telebirr’s Terms: telebirr Terms and Privacy Policy: telebirr Privacy Policy.

9. Termination

You may terminate your account anytime by emailing rentalsupport@miranatechsolutions.com. Property Management s can remove listings via their dashboard. Termination does not absolve you of outstanding fees. Mirana may suspend or terminate accounts for violations, nonpayment, or legal requirements without notice. Terminating your account does not void any lease or agreement you entered into with another party. Mirana is not liable for any disputes between Renters and Property Management s. Mirana may remove listings that violate policies or local laws.

10. Indemnification

You agree to indemnify and hold Mirana, its affiliates, and their directors, officers, employees, and agents harmless from any claims arising out of (a) your use of the Rentals Platform; (b) your breach of these Rental Terms or other applicable agreements; (c) your violation of any law or third-party rights; or (d) disputes with third parties, including other users or service providers.

11. No Warranties

SUBJECT TO THE DISCLAIMERS IN OUR Terms of Use, THE RENTALS PLATFORM IS PROVIDED "AS IS," "WITH ALL FAULTS" AND "AS AVAILABLE," WITHOUT ANY WARRANTIES. ALL RISK AS TO QUALITY, PERFORMANCE, AND ACCURACY IS WITH YOU.

12. Limitation of Liability

IN NO EVENT SHALL MIRANA OR ITS AFFILIATES BE LIABLE FOR ANY INDIRECT, CONSEQUENTIAL, SPECIAL, INCIDENTAL, OR PUNITIVE DAMAGES ARISING FROM YOUR USE OF THE RENTALS PLATFORM, EVEN IF ADVISED OF THE POSSIBILITY. OUR AGGREGATE LIABILITY TO YOU FOR ALL CLAIMS SHALL NOT EXCEED THE GREATER OF ETB 1,000 OR THE AMOUNTS YOU PAID TO US IN THE 12 MONTHS PRIOR.

13. Governing Law & Disputes

These Rental Terms are governed by the laws of the Federal Democratic Republic of Ethiopia. Any dispute arising under or relating to these Rental Terms shall be resolved exclusively in the courts of Addis Ababa.

14. General

You agree not to export any part of the Rentals Platform except in compliance with Ethiopian export laws. These Rental Terms may be amended only by a written agreement signed by Mirana. If any provision is invalid, it will be replaced by a valid provision reflecting the intent. Titles are for convenience only. Mirana may assign these Rental Terms at any time. You may not assign your rights. Our failure to enforce any breach does not waive our rights. These Rental Terms, together with our Terms of Use and Privacy Policy, constitute the entire agreement.

15. Communications

The Rentals Platform may provide web forms, links, or contact information to connect you with Mirana or third parties. Communications may be recorded or monitored for quality. You consent to such practices. We and third-party services may receive data about your calls or messages, including date, time, phone number, and content.
